1. Acceptance of Terms

By using Sisu Rentals' website and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, you may not use our services. These terms apply to all users, whether you are a client, guest, or visitor.

2. Description of Services

Sisu Rentals provides comprehensive property management services for short-term rental properties across Norway, Sweden, and Finland. Our services include:

• Revenue management and dynamic pricing optimization
• Multi-channel OTA listing management and optimization
• Guest communication and support
• Financial reporting and performance analytics

Services are provided on an as-available basis and may be modified or discontinued at Sisu Rentals' discretion upon notice.

3. Eligibility

To use our services, you must be at least 18 years of age and have the legal capacity to enter into binding agreements. If you are entering into this agreement on behalf of a business entity, you represent that you have authority to do so. All clients must be property owners or authorized representatives with full authority to manage the property.

4. Client Responsibilities

As a client, you agree to:

• Provide accurate and complete property information and documentation
• Maintain all necessary property permits, licenses, and insurance
• Comply with all local, regional, and national laws and regulations
• Pay all invoices and fees as agreed in your service agreement
• Respond promptly to requests for information or documentation
• Not engage in illegal activities or activities that violate local rental regulations

5. Fees and Payment

Sisu Rentals operates on a percentage-of-revenue model. Exact fees depend on property type, location, and service scope, as outlined in your individual service agreement. Payment terms are net on the 15th of the following month and are due in full. Late payments may incur interest at 1.5% per month or the maximum rate allowed by law, whichever is lower.

Payments are made via bank transfer to the account details provided by Sisu Rentals.

6. Intellectual Property

Sisu Rentals retains all intellectual property rights to our website, software, and original content. You retain ownership of your property photographs, descriptions, and other content you provide. By providing content to Sisu Rentals, you grant us a non-exclusive, worldwide license to use that content for listing optimization and marketing on OTA platforms and our channels.

7. Service Availability & Disclaimers

While Sisu Rentals strives to maintain continuous service, we provide our services "as-is" and "as-available." We do not guarantee:

• Uninterrupted or error-free service
• Specific revenue targets or booking rates
• Guest quality or guest behavior
• Resolution of guest complaints or disputes
• Performance of third-party service providers or OTA platforms

Market conditions, seasonality, and external factors affect short-term rental performance. Sisu Rentals is not liable for revenue fluctuations outside our control.

8. Limitation of Liability

To the maximum extent permitted by law, Sisu Rentals and its officers, directors, employees, and agents are not liable for:

• Indirect, incidental, special, consequential, or punitive damages
• Loss of profits, revenue, data, or business opportunities
• Guest-related issues, damage to properties, or theft
• OTA platform errors or outages
• Regulatory changes or compliance issues

Our total liability under these terms shall not exceed the total fees paid by you in the 12 months preceding the claim.

9. Indemnification

You agree to indemnify, defend, and hold harmless Sisu Rentals from any claims, damages, liabilities, costs, or expenses (including legal fees) arising from: your violation of these terms, your violation of applicable laws, your property or guest-related issues, third-party claims related to your property, or your breach of any representation or warranty made herein.

10. Termination

Either party may terminate the service agreement at any time by providing written notice. Upon termination:

• All outstanding fees must be paid immediately
• Listings will be removed from OTA platforms within 7 business days
• Client data will be returned or securely deleted
• No refunds will be issued for partial months of service

Sisu Rentals may terminate services immediately if you violate these terms, fail to pay fees, or engage in illegal activities.

11. Changes to Terms

Sisu Rentals may modify these terms at any time. We will notify you of material changes via email or website notice at least 30 days in advance. Your continued use of our services after changes constitutes acceptance of the updated terms.

12. Governing Law & Dispute Resolution

These terms are governed by the laws of the Nordic country where your property is located, without regard to conflict-of-law principles. For disputes:

• We will first attempt to resolve disputes through good-faith negotiation
• Unresolved disputes will be submitted to mediation
• If mediation fails, disputes shall be resolved in the appropriate courts of the property's jurisdiction

13. Severability

If any provision of these terms is found to be invalid or unenforceable, that provision will be modified to the minimum extent necessary to make it valid, or if not possible, severed. The remaining provisions will remain in effect.

14. Entire Agreement

These Terms of Service, together with your individual service agreement and our Privacy Policy, constitute the entire agreement between you and Sisu Rentals regarding the use of our services. All previous agreements, understandings, and negotiations are superseded.
